As a graduate of Dokuz Eylül University’s Civil Engineering department specializing in structural analysis and design, I established this service to bridge a critical gap in the real estate market. Frequently Asked Questions

How is this report different from the mandatory "Ekspertiz Raporu" (Appraisal Report)?
This is the most important question. The official Ekspertiz Raporu is a financial and legal valuation. Its primary purpose is to determine the market value of the property for the bank and title deed office. While it may mention the general condition, it does not include a detailed engineering analysis. Our Property Clarity Report is a technical and structural risk assessment. We don't determine the price. We analyze the building's structural logic, its resilience to environmental risks like earthquakes, and its overall technical health from an engineer's perspective. The appraisal report tells you what it's worth; we tell you if it's safe.
Is this report a substitute for an on-site physical inspection?
No. Our remote analysis is a powerful, data-driven preliminary check. It is designed to be the crucial first step to help you identify major red flags and decide if a property is worth pursuing further. We strongly recommend a full on-site inspection after our report gives you the initial confidence to proceed. Our service saves you time and money by helping you avoid paying for on-site inspections of unsuitable properties.
Why should I trust a final-year engineering student with this analysis?
This is a fair question. As a final-year student at Dokuz Eylül University, one of Turkey's top engineering schools, I bring the most up-to-date academic knowledge on the latest Turkish seismic codes (TBDY-2018) and structural analysis techniques. Unlike a large, slow-moving firm, I am personally dedicated to each report, providing a focused, meticulous, and affordable service. What information do I need to provide to start the process?
The process is simple. All we need to begin the "Clarity Check Report" is the full link to the online property listing (e.g., from Sahibinden.com, Hepsiemlak, etc.) and the address of the property or, ideally, the official parcel information (Ada/Parsel) for the most accurate data checks.
What if I can't get the blueprints for the "Blueprint Analysis Report"?
That's perfectly fine and very common. Our "Clarity Check Report" is specifically designed for situations where you don't have an access to the plans. If our initial report shows that the property is promising, you can use our findings as leverage to formally request the blueprints from the seller, demonstrating that you are a serious and well-informed buyer.
How long does it take to receive my report?
You will typically receive your comprehensive PDF report via email within 2 to 3 business days after you submit the required property information and complete the payment.
What if your report finds no major issues? Was my money wasted?
Absolutely not. A report that gives a "green light" is the best possible outcome! You're not paying us to find problems; you're investing in certainty and peace of mind.
